Time to sell or simply create a better flow and feeling through your place?
Are you planning on selling your place? Would you like to make simple upgrades and make more $$? I have done that plenty of times and could help you.
Or maybe you would like to stay where you are but need a hand with improving your flow through the house and ideas of how to improve your spaces.
What types of work can I help with?
I do all sorts of projects around your home to enhance look and functionality, both on the inside and outside. I enjoy making rooms airier and more modern - yet it should reflect your personality and make you feel at home. Maybe it's just a matter of moving your furniture around, maybe it even is a matter of removing some of your furniture. I try to work with what you have rather than provide an expensive shopping list. Would you maybe need help to improve your kitchen layout and looks in a cost conscious way? Not sure about the curtains, your wall colours or your outdoor space? I'm here to give you solutions.
Below are examples from my latest project. More can be found under my blog page.

The first step is a site inspection where we discuss your thoughts and expectations. Depending on your preference and the specific project, I would either come for a second visit after I have sent you a suggested floor plan, or alternatively I could give advice on the spot (often I spend a few hours moving your furniture around together with you) and also follow up via email and phone calls, including visuals if needed and clear instructions for what needs to be done.
I may have companies and tradespeople I could recommend if you prefer but my strength really lies in the cost conscious ideas transforming your place to a stronger design focused home with better inside/outside flow. I do project management on request. My fees are for the Auckland region. Anything outside has to be as arranged separately.
Home makeovers is my passion in life. I love improving spaces and have an instant ability to see a place's potential. My specialty is cost conscious makeovers as I find it hard to justify spending more than absolutely necessary to achieve a great design focused result. Over the years I have worked on many properties and have learnt quite a few tricks for improving your home in a cost effective way both on the inside and outside. It's important to work with the existing environment instead of trying to create your ideal dream picture of a home - that typically only works when you start from scratch. Below are a few examples of my projects. All the small changes have made a massive difference to the home.
Examples from previous jobs
Kitchens - The Heart of the Home
The kitchen area is probably deemed to be the most important selling part of a house and regarded as the heart of your home. If you're going to invest in anything in your home, it should be the kitchen. Below are a few before and after shots from different places.
After - To me it was important to remove the angle and straighten the kitchen up, open up the space to be one with the living area and add a few cabinets for practicality.
I had the carpet in the living area and the tiles in the kitchen replaced by hardwood from Germany. Having the same floor throughout creates a holistic space and the finished look is contemporary and stylish. The curtains were removed and replaced by roller blinds to give the room back it's architecturally designed look.
After - At times it's just the small things that needs to be done to create a big difference. Changing spotlights for pendant light can frame the room in nicely and give it a specific character
After - The house sold with a good profit after just 5 days on the market.
I often see furniture blocking doors and passageways. It can be hard to figure out the best configuration for your place but with a bit of moving around (the furniture) and a good thought process we'll often get there. =)
Before - The living room was quite enclosed. However I like it open to create a seamless flow between indoors and outdoors as well as in between internal spaces.
After - I had an electrician move the outlet to the solid wall area instead which makes it easier to see the TV screen and also meant I could watch the kids in the couch from the kitchen. Not only that, the space opened up and allows a better flow - both inside and out.
Often I come to places with dark, heavy curtains. By removing them I create an airier and more modern looking space.
There are a few things you need to take into consideration such as your existing colour palette. A good example is the place where the beige window frames really bugged me. As soon as I removed the dark curtains the window frames don't stand out as beige anymore. Instead the window frames now blend in nicely and come across more as white.
In one smaller bedroom I saw it wiser to change for a roman blind to allow more space on the sides.
In one kitchen and dining area I actually removed the curtains all together and had roller blinds installed. The result was amazing. The area became much lighter, whiter and architecturally pleasing.
Change of colour
I feel dark coloured furniture can be a bit too heavy and not particular modern. In the bathrooms I therefore sanded the vanities down and repainted them in light grey. The walls and ceilings looked beige which I changed for grey/blue on the walls and really white in the ceiling. All of a sudden the place looks much more compelling. All it took was a bit of time and a few hundred bucks to buy a roller, good quality brush, sandpaper and paint.
In the Nordic countries lights play a huge role. Even though Scandinavia gets very dark during winter, a lamp is not there just to give you light. Especially pendant lights are hugely popular in Scandinavia as they enable you to give the room a special character. It could be glamour, funkiness or coziness, the choice is yours. I find that many people often install too small lights - I like going large and bold. I would encourage you to invest in a statement lamp. It will change your space dramatically!
Before - This chandelier was way too small for this space
After - The lovey David Trubridge pendant light gives such amazing shadows!
Our outdoor space often get less attention than the inside. I think it's important to have a fresh look throughout your property. At times it means to remove stuff, other times it's about freshening the space up and even adding plants.
Before - it's hard to tell on this photo but it was quite old fashion looking and the plants took up a huge area. Due to layer and layer of plants the ground never dried but stayed soaked which created a paradise for mosquitoes.
After - I believe it's hard to comprehend just how much space I created here. The photo does not give it justice. Once all the trees and plants were removed the attacking mosquitoes were gone too. The hedge will grow up high and create nice screening and a soft look. The ground was painted with a none slip colour which gave the space a huge face lift.
After - By removing trees, fence structure, gate etc I opened the garden up and created more space and a good flow connecting all sides of the garden. The house's wood (pine) had unfortunately started bending at certain places so it was painted it in a lighter colour to reflect the sun. It's cheaper to repaint the house than changing all the wood!
Before - see the different levels of the retaining wall at the back? Also the colour of the fence? It looked very uninspiring. The above ground pool was also very ugly.
After - I removed the above ground pool, spray painted the back fence black and re-did the retaining wall in a straight line - all same level, with a seat on top of it. To the very left, where the entrance to the pool used to be, I had a sandpit and play area created for the small kids. I also had a few more bamboo trees planted for screening purpose. This house was sold with a huge profit.
After - a bit of paint for the house exterior and the garden tided up. The house sold with a good profit after just 5 days on the market.
After - By water blasting the space and applying a couple of layers of oil to the retaining wall I improved the look at the back of the house. I added a few lighter coloured plants to lift the space. It will take a while for them to grow and make full effect but I'm not in a hurry. The next step is to put light coloured tiles in this area - but that is for later. Rome wasn't built in a day.
As I love to improve all spaces I went to a nursery and bought heaps of small plants that I planted around the property. These will grow and eventually create a great visual effect. See what a difference in made in a matter of months!
After - adding a few plants can create a softer look
